It is the seller’s responsibility to have a new deed prepared into the buyer’s name. In most cases, Turbo Title is asked to prepare that deed. In the event an attorney is hired for preparation of that deed, Turbo Title will review it for accuracy.

The industry standard in New Hampshire and Maine is for the seller and buyer to split the state transfer tax equally at closing unless otherwise agreed upon in the Purchase and Sale Agreement.

Sellers are responsible for the deed preparation, transfer tax, recording fees, mortgage payoffs, real estate commission and discharge tracking. A quote can be provided upon request.
